Fixing up a house to sell is a hard but rewarding effort. If you’re thinking about buying and flipping a fixer-upper, you know that all parts of your house, including the roof, must be in good repair before the house can be sold. Here are some signs that your roof needs repair to consider before selling your home.

Sagging Roof

Any noticeable sagging on the roof of your house is a sign that the roof needs repair. Sagging could be a sign that your roof or part of your house was not constructed properly and that the structure is unstable. It could also be a sign that your roof is retaining too much moisture. If the damage is isolated to one area and is caught quickly enough, it will likely be possible to make appropriate repairs rather than replace the entire roof.

Missing or Damaged Shingles

If you notice that your roof has missing or damaged shingles, it’s time to consider repairs. Damaged and missing shingles are a sign that your shingles are reaching the end of their lifespan. Issues with shingles may not seem like a big deal, but if left unrepaired, they will lead to bigger, more expensive problems such as a leaking roof.

Granules in Your Gutters

Finding granules in your gutters is a sign of deteriorating shingles that need to be replaced. If your house has composite or asphalt shingles, check your gutters for the telltale black, sand-like debris.

Moss or Algae Growth

If you look at your roof and see that it has some dark spots on it, you may have algae or moss growing on your roof. Algae and moss grow in damp environments, and their presence on your roof is probably a sign that it is retaining too much moisture.

It Has a Leak

If you can see daylight through the ceiling of your attic and you often find puddles of water in your attic after it rains, your roof has a leak. A leaking roof is one of the clearest signs that your roof needs repair, and it can lead to more damage inside of your home. Be sure to address this repair right away.
