Box 15, Tiptonville, TN 38079, within 30 days after the last date of this publication and file the same also with the Clerk of the above named court in defense of the complaint file against them by the Plaintiff. SUBSTITUTE TRUSTEE SALE

Default having occurred in the payment of the debts and obligations by a certain Deed of Trust executed September 29, 2023 by James. E. Parrish, Jr. and Brittany Parrish, husband and wife, to Edward P. Atkinson, as Trustee, as same appears of record in the Office of the Register of Deeds of Lake County, Tennessee at Record Book 67, Page 594, (the “Deed of Trust”) and the undersigned having been appointed Substitute Trustee by instrument recorded at Record Book 75, Page 51, in the said Register’s Office; and the owner of the debt secured having requested the undersigned to advertise and sell the property described in and conveyed by said Deed of Trust, all of the said indebtedness having matured by default, at the option of the owner, this is to give notice that the undersigned will, on Wednesday, February 11, 2026, commencing at 12:00 p.m. at the main door of the Lake County Courthouse, 229 Church Street, Tiptonville, Lake County, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property, to wit:

Situated and being in the Town of Tiptonville, Tennessee, and more particularly bounded and described as follows, to-wit:

BEING a house and lot, beginning at a stake, this point being the northwest corner of the original Marvin Griffin lot (now owned by Wade Yates) and the east line of the right-of-way of State Highway #78, runs thence north with the east line of said right-of-way of State Highway #78, 60 1/2 feet to a stake, thence east 182 feet to a stake in Mrs. Katie Wright's west boundary line (now Wynn Smith property), thence south with Smith's west boundary line 60 1/2 feet to a stake; thence west with the south line of the lot herein conveyed, this being Griffin’s original north line, now owned by Yates, 182 feet to the point of beginning.

Being the same property conveyed to James E. Parrish, Jr. and Brittany Parrish, husband and wife, by Warranty Deed, from Robert Wayne Hatley, a married man joined in execution by his spouse, Linda K. Hatley, dated September 29, 2023, recorded October 6, 2023, of record in Record Book 67, Page 590 in the Register’s Office for Lake County, Tennessee.

Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property.  All replacements and additions shall also be covered by this Security Instrument.  (The foregoing is hereinafter referred to as the “Real Property”.)

The Real Property bears the street address stated above; however, the street address is not a part of the legal description contained in the Deed of Trust.  In the event of a discrepancy between the street address and the legal description, the legal description of the Deed of Trust shall control.

All statutory right and equity of redemption, all right of homestead, dower and right of appraisement are waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.  Title is to be conveyed without any covenant or warranty, express or implied, and subject to all matters shown on any applicable recorded plat or plan; any unpaid ad valorem or other taxes and assessments (plus penalties, interest, and costs), and also subject to the right of redemption of the Internal Revenue Service or other taxing authority, any restrictive covenants, easements or setback lines that may be applicable; any rights of redemption, equity, statutory or otherwise, not otherwise waived in the Deed of Trust, including rights of redemption of any governmental agency, state or federal; and any and all prior Deed of trust, liens, dues, assessments, encumbrances, defects, adverse claims and other matters that may take priority over the Deed of Trust upon which this foreclosure sale is conducted or are not extinguished by this foreclosure sale.  The notice required by 26 U.S.C. § 7425(b) to the United States has been timely given if applicable.  The notice required by T.C.A. § 67-1-1433(b)(1) to the State of Tennessee has been timely given if applicable.  The Substitute Trustee makes no covenant of seisin, marketability of title or warranty of title, express or implied, and will sell and convey the Property by Substitute Trustee’s Quitclaim Deeds from Substitute Trustee.

All announcements at the sale on the date of the sale will take priority over this notice. Notice of vacancy in the office of County Court Clerk

Effective February 28th, 2026, the office of County Clerk will be vacant. Anyone who wishes to be appointed to this position by the county commission should notify their county commissioner or the county mayor’s office. 

The applicant must be a qualified voter of the county and a resident of the county for one year prior to the date of the qualifying deadline for running as a candidate for the county clerk. Notice must be given by Monday, February 2, 2026.
