NOTICE OF TRUSTEE'S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated August 19, 2022, and the Deed of Trust of even date securing the same, recorded August 25, 2022, in Book No. 64, at Page 157, in Office of the Register of Deeds for Lake County, Tennessee, executed by Bruce L Lallas, conveying certain property therein described to Advantage Title, LLC as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for United Trust Bank, its successors and assigns; and the undersigned, Foundation Legal Group, LLP fka Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Lakeview Loan Servicing, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Foundation Legal Group, LLP fka Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Lakeview Loan Servicing, LLC, will, on August 18, 2026 on or about 3:30 PM, at the Lake County Courthouse 229 Church Street, Tiptonville, TN 38079, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all redemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lake County, Tennessee, and being more particularly described as follows:

LeDuke Lake Addition Subdivision and further described as follows: Beginning at a stake in the west boundary line of LeDuke Street right of way, it being the southeast corner of the Joe Wayne McBride lot it also being the northeast corner of the lot herein described and being the point of beginning; runs thence south with the west boundary line of LeDuke Street right of way a distance of 105 feet more or less to a point said point being the southeast corner of the lot herein described and in the west boundary line of LeDuke Street; runs thence west a distance of 120 feet more or less to a point said point being the southwest corner of the lot herein described and in the east boundary line of John Hancock Mutual Insurance property; runs thence north along the east boundary of John Hancock Mutual Insurance property a distance of 105 feet more or less to a point, said point being the northwest comer of the lot herein described and the southwest corner of the Joe Wayne McBride lot; runs thence along the south boundary line of the Joe Wayne McBride lot and being the north line of the lot herein described a distance of 120 feet more or less to a point said point being the original point of beginning.

Notice is hereby given that on July 16 of 2026 Letters Testamentary (or of Administration as the case may be) in respect of the estate of CHARLES LYNN BOX, who died 4/6/2026, were issued to the undersigned by the Lake County Chancery Court of Lake County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the Clerk of the above-named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
